The Opportunity

Formerly an orchard area within the rear garden of 22 Station Road, and latterly a carpentry business with no requirement for a large residential garden, this 0.40 acre parcel of land could also be accessed through a cul-de-sac and sits alongside this established residential area that has evolved over many years.

The site is located within the defined settlement envelope of the village. Several planning attempts had been made and refused prior to our engagement.

The Vision

A new access drive will serve 2 new, well designed modern bespoke 5 bedroom family homes in this established residential area. These will provide a well considered layout with flexibility to the intended users, including large garden amenity spaces to the rear along with areas of soft landscaping to the front of each property to soften the approach to the site

Our desire for environmentally friendly and eco-efficient new homes will mean the inclusion of solar panels and electric car charging points. However our aim will be to design above and beyond the current guidelines and make these new properties as comfortable as possible in this ever changing climate – heat gain will be addressed with the inclusion of air conditioning for comfort.

Progress

Planning permission was granted in September 2022 for 2 x 5 bedroom family homes each 2917 sq/ft including the garage areas.

The design has been carefully considered to ensure that it provides an appropriate level of development for the size of the site without being overbearing on the adjacent properties. The designs take advantage of the sites orientation and maximise light into the new dwellings.

Ecologically important, our biodiversity enhancement strategy will see the creation of new wildlife features such as hibernacula, integrated bird, bat and bee boxes and holes in the boundary fences for hedgehogs. The new tree, hedgerow, shrub and wildflower planting will be carefully considered for maximum gain for the wildlife that lives within this parcel of land.

June 2024 – Plots 1 and 2 have roofs, internal walls are being formed and some mature trees have been planted in the gardens.

March 2025 – Plot 1 is now SOLD.
