The Opportunity
Old Lambs Yard, 73 The High Street, West Wratting CB21 5LU was purchased with full planning permission for the development of 9 units.
The opportunity also existed for us to enter into Option agreements with the landowners to further explore the development potential at 5 Honey Hill, West Wratting, and also on approximately 5 acres of land to the rear of Lambs Yard.

At the front of the site are the remains of The Lamb Public House which ceased trading in 1976, after which it became a dwelling until it was partly destroyed by fire in 2018.
To the rear of the site is established broadleaf woodland.

Our Vision
We envisage a new community of five detached and four smaller properties, each individual in character, with sizes ranging from 850sq ft. to 3,530sq ft.
There will be two 5-bed properties, one 4-bed property, four 3-bed properties and two 2-bed properties, four of which will be social housing (2x shared ownership and 2x affordable rent – both available through South Cambridgeshire District Council), as set out in the planning permissions.
The existing designs aligned with our company ideals yet gave us the opportunity to check the materials and specification to ensure our high standards and design ideals would show through.
Progress
We completed on the site in November 2023 so this is an exciting new project.
With planning permission already granted, and the architectural design work completed by JAP architects based in Clare, Suffolk, this site presented itself with the opportunity for us to move promptly to the development phase. Alongside this we are exploring opportunities with the two additional parcels of land by way of Option Agreements with the landowners.
Building regulation drawings are now underway in readiness for a start on site.
A large proportion of the site was overgrown with areas of unmade ground. Over many years, the land has accumulated a vast and unique collection of debris associated with waste salvage and reclamation – artefacts and materials.
Site clearance has been undertaken, archaeological works completed and the next step will be the demolition of the former public house. A new sub-station will be built and construction works are anticipated to commence in June, starting with the four social housing properties on the road frontage.
